J/}/ REQUEST: Community Development Department requests that the City Commission consider window sign age proposed for both the north (courtyard) and south (SR 434 frontage) sides of the Tijuana Flats restaurant at Building No.1, within the JDC Calhoun Town Center site. PURPOSE: The purpose of this Agenda Item is for the City Commission to consider window signage, including neon signage, on both the street-side and courtyard side of Building No.1. The Town Center Code states that "All signs shall be subject to a Discretionary Aesthetic Appropriateness Review by the DRC in order that all signs are consistent and in harmony with the Winter Springs Town Center." CONSIDERATION: Signage should be coordinated in size and placement with the building and storefront. The Tijuana Flats restaurant is proposed to occupy a bay 29' 2.25 " wide. The building plans depict this portion of Building No.1 to be 27.5' tall. The applicant's portion of the building favade is slightly more than 800 square feet. The Town Center sign code (Sec. 20-327 (f)) states that the "maximum gross area ofsigl1s on a given favade shall not exceed 10 % of the applicant's favade. " Subsection 20-470 states that the total area of all window signs shall not exceed 20 percent of the window glass area to be calculated separately for each separate storefront. Permanently attached window signs count toward the total allowable copy area (except for possibly the approximately 1 square foot sign for hours of operation, these do not appear to be permanently attached to the window). The applicant wants the option of using anyone of the 3 proposed beer signs (2 Corona; 1 Pacifica) on either side.
