HomeMy WebLinkAbout2004 03 08 Regular 507 CITY COMMISSION AGENDA ITEM 507 Consent Information Public Hearin~ Re~ular X March 8. 2004 Meeting MGR, ~ IDept. )/Y REQUEST: The Community Development Department requests that the City Commission, in its capacity as the DRC, consider a request of the James Doran Company for preliminary floor plans arid building elevations for Building 2 (multi-tenant building at the Southwest comer of Tuskawilla Road and Tree Swallow Drive). PURPOSE: The purpose of this agenda item is to review building elevations and floor plans for Building 2 at the James Doran property in the Town Center. CONSIDERATIONS: The staffDRC reviewed the preliminary building elevations and floor plans for Building No.2 and recommended approval of those plan, subject to the following qualifications (a) the number of public accessibility (ingress/egress points) and/or rest rooms may need to change, dependent upon the proposed occupancies, (b) finish grades may need to change (the finish floor elevation is higher on the north side, even though the adjacent sidewalk along Tuskawilla Road is lower there and the sidewalk needs a ramp to accommodate the elevation change in the sidewalk), and (c) the exclusion of a door on the north (Tree Swallow Drive) side of the building requires an amendment to the development agreement or similar legal document. Any variations from the codes, that may arise in the future, would require the plans to come back to the City Commission for formal approval. 1 March 8, 2004 Regular Item 507 Page 2 FINDINGS: The architectural depictions and floor-plan layout of Building 2 appear consistent with the Town Center Code and with the approved site plan, subject to the 3 qualifications set forth, above.
