HomeMy WebLinkAbout2004 01 26 Regular 508 COMMISSION AGENDA ITEM 508 Consent Information Public Hearin Re ular x January 26,2004 Meeting MGR./l--!Dept. /~ REQUEST: Community Development Department requests that the City Commission consider a wall sign proposed for the north (parking lot and courtyard) side of the Tijuana Flats restaurant at Building No.1, within the JDC Calhoun Town Center site. PURPOSE: The putpose of this Agenda Item is for the City Commission to consider a wall sign tha.t is larger than the sign area depicted on the approved Building No. 1 architectural rendering. The sign consists of internally lit individual letters and an iguana, comprises approximately 38 square feet, and is much smaller than the 10 percent of the applicable fayade area allowed by the Town Center Code. It is identica.l to the signage approved for the SR 434 frontage at the January 12, 2003, meeting. The Town Center Code states that "All signs shall be subject to a Discretionary Aesthetic Appropriateness Review by the DRC in order that all signs are consist€;:nt and in harmony with the Winter Springs Town Center." CONSIDERATION: Signag€;: should be coordinated in size and placement with the building and storefront. The Tijuana Flats restaurant is proposed to occupy a bay 29' 2.25 " wide. The building plans depict this portion of Building No.1 to be 27.5' tall. The applicant's portion ofthe building fa9ade is slightly more than 800 square feet. The Town Center sign code (Sec. 20-327 (f)) states that the "maximum gross area of signs on a giv€;:n fa9ade shall not exceed 10 % ofthe applicant's fa9ade." The signs depicted on the applicant's portion of the approved Building No. 1 architectural rendering approximate 23 square feet - about one half the size of what is proposed by the individual tenant. Therefore, the proposed sign, although within the bounds of the City Code, cannot be approved by the staff January 26, 2004 Regular Item 508 Page 2 of3 DRC and needs City Commission approval. The proposed sign meets code requirements, but is larger than what was depicted on the approved architectural rendering. APPLICABLE CODE: Section 20 - 32:7. Architectural guidelines.
