PURPOSE: To inform and update the Commission on the status of monument signs in the SR 434 Redevelopment District as per City Ordinance Section 20-486. CONSIDERATIONS: The below listed signs on S.R. 434 are currently III compliance or are coming into compliance. . Winter Springs Veterinary Clinic, 131 West S.R. 434. . Circle K, 320 West S.R. 434 . Children Clothing Resale, 380 West S.R. 434. . Walgreens, 401 West S.R. 434. . Mr. Bubbles, 510 West S.R. 434. . Remington Financial Service, 680 West S.R. 434, multi-tenants. . Winter Springs Elementary School, 701 West S.R. 434. . Jackie Lees Salon, 815 West S.R. 434, multi-tenants. . 051 Subs, 895 West S.R. 434. . Auto Repair, 835 West S.R. 434. . Winter Springs Golf Club, 900 West S.R. 434. . State Farms Claims Office, 105 East S.R. 434. . Bank of America, 110 East S.R. 434. . Victorios II Pizzeria, 210 East S.R. 434. . Discount Auto Parts, 380 East S.R. 434. . Muscle Pain Correction, 500 East S,R. 434. . Papa Tony's Restaurant, 541 East S,R. 434. . Cumberland Farms, 551 East S.R. 434. The below listed signs on S.R. 434 are currently in violation and pending Code Enforcement Board actions. The properties that are highlighted in bold have legal actions pending or are currently working with City Staff to come into compliance. . Starlight Baptist Church, Hayes Road and S.R. 434. . Arthur Duncan Accounting, 424 East S.R. 434, Writ of Prohibition pending. . Tom Binford Affordable Legal, 426 East S.R. 434, Writ of Prohibition pending. . Babcock Center, 260-370 East S.R. 434 multi-tenants. . Public Storage, 141 West S.R. 434. . Winter Springs Food Mart, 147/153 West S.R. 434, multi-tenant currently has plans in review with the Community Development Department. . Speedy Quick Printing, 155-195 West S.R. 434 multi-tenants. . Winter Springs Plaza, 201-207 West S.R. 434 multi-tenants. . Banfield Funeral Home, 420 West S.R. 434. . Family Practice Chiropractic, 501 S.R. 434. . Vacant Property, 480 S.R. 434. . Dr. Corum D.D.S., 620 S.R. 434 multi-tenants. . Law Offices of Dowdy & Nielsen, 720 S.R. 434. . Starlight Cleaners, 1301 S.R. 434 multi-tenants. . Volvo Specialist, 1307 S.R. 434. In summary, Mr. Arthur Duncan and Mr. Tom Binford have filed a legal action against the City in court and they are in violation. However, no action can be taken until the legal proceedings of the case are closed. Winter Springs Food Mart and joint tenant have architectural designs filed with the Community Development Department pending review and approval of site plan changes and will then be in compliance. The remaining 15 properties have been issued notice of violations and due process. If they have not applied for sign permits, removed their signs, or taken any actions to correct violations they will be scheduled for the May Code Enforcement Board meeting.
