HomeMy WebLinkAbout2006 12 11 Consent 405.2 Jesup's Reserve Final Subdivision Plat CITY COMMISSION 'ITEM 405.2 Consent December 11 2006 Meeting REQUEST: The Community Development Department requests that the Commission approve the RePlat to the Jesups Reserve final subdivision plat and authorize its recordation. PURPOSE: The purpose of this agenda item is to approve for recordation, the subdivision replat for Jesups Reserve. This replat was required, because during the permitting process, it was discovered that the previously recorded plat included encroachment of porches into common areas and adjoining properties. APPLICABLE REGULATIONS: Section 9-75. Final Plat, contents and recording procedures. Section 9-76. Bonding Procedures. Section 9-77. Approval of final plat. Section 9-78. FINDINGS: 1) The plat is consistent with the approved Development Agreement and its modifications. 2) The plat is consistent with the Comprehensive Plan and City Code. 3) Project Improvements are completed and are being considered by the City per Consent Item 405.1 4) The replat incorporates all minor deviations that were approved by the City Manager pursuant to the Development Agreement Modification. 5) Prior to Levitt being able to close on any property or receive Certificate of Occupancy the Replat must be approved. 2 December 11, 2006 Consent Agenda Item 405.2 RECOMMENDATION: The recommendation is that the City Commission approve and authorize staff to record the Jesups Reserve subdivision replat.
