REQUEST:
The Community Development Department presents a request
by Tuskawilla Office Park, LLC, to allow a 5 foot wide
sidewalk abutting buildings lots 4 through 11 (interior building
lots) at Tuskawilla Office Park..
PURPOSE:
The purpose of this item is to allow a 5 foot wide sidewalk, in lieu of a 6
foot wide sidewalk adjacent to building lots 4 through 11.
APPLICABLE LAW AND PUBLIC POLICY:
Sec. 9-221. Sidewalks.
Sec. 20-325. Squares, parks, and street types.
CONSIDERATIONS:
The final engineering plan depicts a 6 foot wide sidewalk, extending from the sidewalk in the
Tuskawilla Road right-of-way (ROW), across the internal driveway, and adjacent building lots 4
through 11. Building lots 4 through 11 are internal to the site and do not front on a public
roadway, The applicant states that the site contractor made a one foot error in paving the vehicle
accommodation area and therefore requests authorization to construct the this portion of the
internal sidewalk 5 feet wide.
The standard city code requires a sidewalk to be at least 4 feet wide. The Town Center requires a
6 foot wide sidewalk for the various street frontages. This situation does not involve a street
frontage.

A five foot wide sidewalk is adequate to allow 2-way wheelchair traffic or for a wheelchair to to
make a 180 degree turn, Therefore, staff does not foresee any problem arising from the
implementation of this minor modification.
Presently, this issue is an impediment to issuing a building permit for building number 4 (the
building farthest away from Oak Forest.
STAFF RECOMMENDATION:
Staff recommends approval of the 5 foot sidewalk adjacent to building lots 4 through 11 (wider
adjacent to building lot 8 and the parallel parking spaces),
