V /Dept. j# REQUEST: The Community Development Department requests that the City Commission, in its capacity as the DRC, consider and approve the tenant build-out for a tanning salon at Building No 8 (JDC Town Center), at the opposite end of the building from Leslie's Pool Supply. PURPOSE: The purpose of this agenda item is to review and approve the tenant build-out for Building No.8 at the JDC Town Center, since it is consistent with the requirements of the City Code, particularly Section 20-325. CONSIDERATIONS: The building plans were modified to allow the rest rooms at their present location (closer to the parking lot that on the original shell plan) at the September 8, 2003, City Commission meeting. This request is simply the tenant build-out of that west end of the building space after the rest- rooms were relocated, as approved by the City Commission. FINDINGS: 1. The City Commission, in its capacity as the Development Review Committee, is authorized, through the Town Center Code, to review interior building layouts and any amendments. 2. Section 20 -325 of the City Code of Ordinances, [Town Center] "Squares, parks, and street types" requires "The front of a building and its main entrance must face the primary space." 3. The tenant build-out is consistent with the City Code requirements. 1 October 27, 2003 Regular Item 500 Page 2 RECOMMENDATIONS: Staff recommends that the City Commission, in its capacity as the DRC, approve the Building No.8 tanning salon tenant build-out.
