REQUEST: Community Development Department is advising thle City Commission of
the status of various current planning projects.
PURPOSE: This agenda item is to update the Commission on the status of current planning
projects.
CONSIDERATION:
Avery Park - Construction continues. The Contractor has obtained a permit to install the water
fountain the storm-water pond. A letter of credit in the amount of$26,710.00 was issued April
2 and received by the Community Development Department on April 8, 2002, in lieu of a
maintenance bond for the potable water and sanitary sewer improvements to be accepted by the
City. The original was provided to the City Clerk and a copy to the City Attorney.
Belfaire(formerly Battle Ridge) - No activity.
B. V. Models- On March 27, staff received the application and plans fi:>r preliminary site plan
review for a 1,600 square-foot single story addition to an existing commercial structure at 170
SR 419. This item was reviewed at the April 2, 2002, DRC.
Fox Run Preliminary Subdivision Plan- On March 26, staff received the application and plans
for preliminary subdivision of a 5-lot residential subdivision on 1.28 acres at the west end of
Panama Circle. This item was reviewed at the April 2, 2002, DRC.
Highlands Apts., Phase II - The 42 unit apartment preliminary site plan received a
recommendation of approval at the April 3, 2002, Planning and Zoning Board meeting and is
scheduled on this agenda.

JDC Calhoun - Construction continues. The building elevations/facades for buildings 9, 11,
13, and 14 are scheduled on this agenda.
Miranda - There has been no activity since staff provided an amended draft development
agreement back to the applicant.
Nursery Road (Phil Reece) - Staff will meet with Mr. Reece on April 16, 2002, to discuss a
revised draft development agreement.
Oak Forest Unit 7 (Triangular-shaped O.86-Acre Tract between Oak Forest & Tuskawilla
Office Park) - The City-initiated Future Land Use map amendment and rezoning had first
readings at the April, 8, 2002, City Commission meetings are tentatively scheduled for the
May 13, 2002, City Commission meeting, due to public notice requirements.
Parkstone - Construction continues.
SR 434 Retail(a.k.a. Vii/agio) - Applicant re-submitted plans on the evening of April 9
(distribution to staff on April 10) for the April 16, 2002, DRC meeting.
SR 434 Roadway Improvements Project - No additional information.
Torcaso Park Improvements- On March 27, staff received the final engineering/site plan for
the City's Torcaso Park improvements. This item was reviewed at the April 2, 2002, DRC
meeting.
Tuskawilla Office Park - Construction is proceeding.
Tuskawilla Trails. - No activity. Staff is awaiting the first resubmittal of preliminary
subdivision plan.
Wagner's Curve - The preliminary subdivision plan received a recommendation of approval at
the April 3, 2002, Planning and Zoning Board meeting. The item is sch(~duled on this agenda.
Board of Adjustment - The Board of Adjustment (BOA) met on April 4, 2002, and is
recommending (3-0) to deny variance request from a side yard setback requirement, to build a
garage at 932 Arabian Avenue. The applicant desires to build a 1024 square-foot garage 5 feet
into the 20-foot side-yard building setback set forth for Winter Springs Unit 3. The item is
scheduled on this agenda.
Staff is awaiting a re-submittal from the applicant at 1521 W oodsglen Drive. The matter was
heard at the December 6,2001, BOA meeting, for a variance for an addition to encroach 8 feet
into the 20 foot rear yard setback set forth for Fox Glen at Chelsea Park. The BOA requested
that the applicant bring in other alternative designs with less encroachment.
