The following documents were distributed on
August 15, 2005 during this Workshop for
Agenda Item "301".
The ITE Parking Generation manual as well as various studies from similar types of
developments supports the following proposed parking rates at the Town Center:
. 1.1 to 1.5 spaces per apartment unit or condominium*
. 2.0 to 2.5 spaces per townhome or single family unit
. 4.0 spaces per 1000 sf of retail space
. 10.1 spaces per 1000 sf of restaurant
. 2.61 spaces per 1000 sf oflibrary
. 2.84 spaces per 1000 sf of office space
* ITE rates are 1.11 per residential condo unit, 1.21 per low/mid-rise apartment unit, and
1.83 per single family unit
Note: Larger condominium units could be functioning effectively as townhome or single-
family units and may warrant the usage of a parking rate in the 2.0-2.5 range.
