HomeMy WebLinkAbout2002 08 12 Informational A Current Planning Projects Ii COMMISSION AGENDA ITEM A CONSENT INFORMATIONAL X PUBLIC HEARING REGULAR l}- 08/~ Meeting MGR.f~r;EPT ~ Authorization REQUEST: Community Development Department is advising the City Commission of the status of various current planning projects. PURPOSE: This agenda item is to update the Commission on the status of current planning projects. CONSIDERATION: Avery Park - Cons~ction continues. The developer is investigating the possibility of cantilevering the wall of a proposed domicile at lot 18 over the property line and into the air- space above the common up-land area adjacent to and associated with the storm-water pond. Belfaire(formerly Battle Ridge) - In May, all files and correspondence relating to the final engineering/subdivision plan and modification to the annexation and pre-development agreement were copied for Stenstrom, McIntosh, Colbert, Whigham and Simmons (the City of Oviedo's Attorney). Construction has been proceeding. A representative from both the Seminole County Planning Department and the Black Hammock citizens group inspected the approved plan and the First Addendum to the Annexation and Pre-development Agreement. Fox Run Preliminary Subdivision Plan- On March 26, staff received the application and plans for preliminary subdivision of a 5-10t residential subdivision on 1.28 acres at the west end of Panama Circle. This item was reviewed at the April 2, 2002, DRC. Staff awaits a re- submittal. Garcia Driveway Re-locate. - Staff received an application from Manny Garcia to relocate a private drive/roadway from Tuscawilla Unit 5 onto an adjacent portion of Oak Forest Tract "A" that Mr. Garcia owns. The item was initially scheduled for the June 18, 2002, DRC, but was re-scheduled for the July 2, 2002, DRC. Staff received a partial response t~ the DRC comments and awaits a complete response. August 12, 2002 Information Item A Page 2 Highlands Apts., Phase II - The 42 unit apartment preliminary site plan was approved on April 22, 2002. The final engineering/site plan re-submittal was reviewed at the July2, 2002, DRC and plans are being revised for the City Commission review. JDC Calhoun - Construction continues. Buildings 9 and 11 are under construction. Buildings 13 and 14 are still in the permit stage. No solution for the Wendy's (Building No. 15) drive- thru access has been reached. Any modification of the approved site plan must be approved by the City Commission. Building 10 (Washington Mutual) received a special exception but has not submitted building plans. Miranda - Staff awaits a site plan submittal. Nursery Road (Phil Reece) - Staff awaits a building plan submittal for the walls and engineering plans for the storm-water pond. Oak Forest Unit 7 (Triangular-shaped O.86-Acre Tract between Oak Forest & Tuskawilla Office Park) - Staff has visited the site to determine the veracity of allegations about the w~ll and trees. City staff met with one of the City's surveying consultants to try to find an affordable solution to the subdivision process. Trees that the homeowners removed without a permit have not been replaced. Parkstone - Construction continues. Since the City Commission accepted those potable water and sewer improvements that were to be dedicated to the City, the applicant has requested that the. -performance.--bonds - (guaranteeing their. installation)-for--units-.J -and. 4 be -.. returned. SR 434 Retail(a.k.a. ViI/agio) - The FDOT conducted a meeting to discuss access alternatives. The applicant has submitted another site plan design, minus the cross-access between the site and Stone Gable Circle, with two curb-cuts onto SR 434, and with a relocated median-cut. The applicant has contacted the HOA to meet with them about the project (08/05/02 at 6:30 P.M.). The final site plan is scheduled for the August 7, 2002, Planning and Zoning Board meeting. SR 434 Roadway Improvements Project - No additional information. Torcaso Park Improvements- On March 27, staff received the final engineering/site plan for the City's Torcaso Park improvements. This item was reviewed at the April 2, 2002, DRC meeting. Tuskawilla Office Park - C.onstruction is proceeding. The final plat was recorded with the Clerk of the Circuit Court. A proposed entry feature with signage was forwarded to Dover Kohl for review, but no solution has been attained. Tuskawilla Trails. - The preliminary subdivision plan (36 lots and a storm-water pond on 8.64 acres) was approved at the June 10, 2002, City COjnmission meeting. Staff awaits submittal of the final engineering plans. August 12,2002 Information Item A Page 3 Wagner's Curve - The final subdivision plan was submitted May 24, 2002, and reviewed at the June 4, 2002, DRC meeting. Staff awaits a re-submittal of the final subdivision plans. Winter Springs Elementary. - A site plan for a 15,000 SF learning center, to replace existing portables, was received May 3,2002, and reviewed at the May 21,2002, DRC. Are-submittal was reviewed at the June 18,2002, DRC. Board of Adjustment - The Board of Adjustment (BOA) met on August 1 to consider 2 rear- yard building setback requests.
