HomeMy WebLinkAbout2005 07 11 Regular Item 506- 2nd Floor Wall Signange East & North Side JDC Calhourn Bldg No. 2 COMMISSION AGENDA July 1 L 2005 Meeting Consent Information Public Hearin2 Re2ular X ITEM 506 MGR. ~ lDePt~ REQUEST: Community Development Department requests that the City Commission consider second floor wall signage proposed for both the east (Tuskawilla Road) side and north (Tree Swallow Drive) side of the JDC Calhoun (Doran) Town Center Building No.2. PURPOSE: The purpose of this Agenda Item is for the City Commission to consider wall signs other than those depicted on the approved Building No.2 architectural rendering (depicted signage only for the first floor of the east and west sides of the building and not the north side). The applicant is occupying the north half of the second floor office space. No second floor signs were depicted on the architectural renderings approved by the Commission for Building 2. CONSIDERATION: The Town Center Code states that "All signs shall be subject to a Discretionary Aesthetic Appropriateness Review by the DRC in order that all signs are consistent and in harmony with the Winter Springs Town Center." Signage should be coordinated in size and placement with the building and storefront. The 35.34 square foot signs consists of a multi-colored 1.9 square foot logo and blue non-illuminated blue channel letters. The office encompasses the northern 12 of the second floor (north of the hallway) and has frontage on Tuskawilla Road and Tree Swallow Drive. The office also over-looks the parking lot to the west, although no signage is proposed to face the parking lot. The approved building elevation depicts the signage for the Tuskawilla Road (east) side, the courtyard (south) side, and one sign on the rear (west) side of the building, but only below the first floor expression lines. In contrast, the applicant proposes signage to be located higher on the fayade, above the second floor windows. July 11, 2005 Regular Item 506 Page 2 of2 Section 20-327 requires a maximum sign area on a given fayade to not exceed 10 percent of the applicant's fayade area. The applicable area of each affected fayade is approximately 12.4' tall x 103 feet wide (1,290 square feet). The proposed 35.34 square foot signage is significantly smaller than the maximum allowed by Code. The sign, as proposed, is consistent with the Town Center code and staff believes it is tasteful and proportional to the building. The proposed sign meets code requirements, but is located in a different area than what was depicted on the approved architectural rendering. Because it is different than that approved by the City Commission with the architectural rendering, staff is bringing it back to the Commission for approval. APPLICABLE CODE: Section 20 - 327.
