REQUEST: The Community Development Department requests that the City Commission, in its capacity as the DRC, consider a request of the James Doran Company for preliminary floor plans and building elevations for Building 1 (multi-tenant building at comer of Tuskawilla Road and SR 434). PURPOSE: The purpose of this agenda item is to review building elevations and floor plans for the James Doran property in the Town Center. CONSIDERATIONS: The staffDRC reviewed the preliminary building elevations and floor plans for Building No.1 on October 1,2002, and recommended approval of those plan. Roof and window areas need additional architectural work, as does the color scheme. The building appears to meet all applicable regulations and requirements - actual building plans must depict all the pertinent information to demonstrate compliance. Any variations from the codes, that may arise in the future, would require the plans to come back to the City Commission for formal approval. FINDINGS: Building 1: The architectural depictions and floor-plan layout of building 1 appear consistent with the Town Center Code and with the approved site plan. The dumpster on the north end of the building has been moved elsewhere into the parking area. ...../ ...,... October 14,2002 Regular Item K.2 Page 2 RECOMMENDATIONS: The staffDRC recommends that the City Commission, in its capacity as the ORC, approve Building No.1, for preliminary architectural renderings and floor-plan - with color, window and roof design to be brought before the City Commission again for final approval.
