REQUEST:
The Community Development Department requests the Commission as the Development
Review Committee receive information related to a change in layout for the recreational area in
Avery Park Subdivision.
PURPOSE:
The purpose of this agenda item is to present a modified recreational plan provided by the
developer.
APPLICABLE LAW AND PUBLIC POLICY:
See. 20-321(G)(I) Applications are subject to review by the development review committee.
The committee shall have authority within reason for approving all
aspects of site planning and exterior architecture, including aesthetic
appropriateness, environmental implications, traffic impacts, and any
other site-specific matters not delineated herein.

CONSIDERATIONS:
· The City Commission approved the final site plan and engineering for Avery Park on May
29, 2001 showing a swimming pool, pool building, tot lot, basketball court and a soccer
field.
· On February 5, 2002, the developer submitted a modified sketch showing a swimming pool,
cabana, tot lot, basketball court and play field.
FINDINGS:
· The modified site plan (Attachment 'B') changes the location of the amenities within the
designated area, moves the on site parking to off site parallel parking on the north side of
Avery Lake Drive and substitutes a playfield for the soccer field.
· The revised site plan devotes approximately the same amount of land area for recreational
space. This area, combined with the 10' x 965' of greenspace along Avery Lake Drive as set
forth in the development agreement, meets the requirements of the concurrency ordinance.
STAFF RECOMMENDATION:
None required.
