REQUEST: Community Development Department requests that the City Commission consider a wall sign proposed for both the east (Tuskawilla Road) side and west (courtyard) side of Building No.1 (immediately north of Barney's Coffee) within the JDC Calhoun Town Center site. PURPOSE: The purpose of this Agenda Item is for the City Commission to consider wall signs that have taller letters and in different locations than those depicted on the approved Building No.1 architectural rendering. CONSIDERATION: The Town Center Code states that "All signs shall be subject to a Discretionary Aesthetic Appropriateness Review by the DRC in order that all signs are consistent and in harmony with the Winter Springs Town Center." Signage should be coordinated in size and placement with the building and storefront. The sign consists of internally lit individual letters for the name "Gian Carlo's," unlit individual letters for "RESTAURANT & PIZZERIA," and comprises approximately 32.5 square feet (2.5' x 13'), and is much smaller than the 1 0 percent of the applicable fayade area allowed by the Town Center Code. The restaurant occupies the north 51 feet of Building No. 1 (65'- 2.5" wide). This portion of Building One is approximately 28 feet to the top of the parapet. Therefore, the applicable building fayade is 1,428 square feet (28' x 51' = 1,428 SF; 1,428 x 0.10 = 142.8 SF maximum wall signage allowed by Subsection 20- 327 (f) of the Code). It is approximately 15 percent smaller than the 38 square foot wall sign approved for the nearby Tijuana Flats, which has a much smaller lease area and fayade area. The approved building elevation depicts the signage for this portion of the building, on the portion of the window that is immediately above the marquee. In April 25, 2005 Consent Item 209 Page 2 of2 contrast, the applicant proposes signage to be located higher on the fayade, below the upper level windows. Staff believes the sign should be located below the building expression line, instead of above it. The proposed sign meets code requirements, but is taller and located in a different area than what was depicted on the approved architectural rendering. It should be located below the building expression line. APPLICABLE CODE: Section 20 - 327. Architectural guidelines. ATTACHMENTS: A - Gian Carlo's proposed wall signage RECOMMENDATION: Staff recommends the City Commission approve the proposed internally lit, individual letter, approximately 32.5 square foot sign for both the front (east) and rear (west) side of Building No.1, below the building expression line.
