HomeMy WebLinkAbout2001 06 11 Regular G Tuskawilla Commercial Property COMMISSION AGENDA ITEM G Consent Information Public Hearin Re ular xx June 1 L 2001 Meeting MGR. f('v---1Deplf, REQUEST: City Manager presents to the City Commission in their capacity as the Development Review Committee for the Town Center a concept plan for review and approval for the Tuskawilla Commercial Property. PURPOSE: The purpose of this agenda item is to present to the Commission a site plan for The Tuskawilla Commercial Property. APPLICABLE LAW: Section 9-26. Maps, engineering plans and plats to be submitted in preliminary and final form. Nine (9) copies of all maps, engineering plans or plats of subdivisions of any land within the city or other projects ( condominiums, mobile home parks, etc.) subject to the provisions of this chapter, shall be submitted originally in preliminary form for preliminary approval. Subsequently plans shall be submitted to the city commission in final form for final review and approval prior to the approval to record such plat, or prosecute such plan. Final submittal to the city council shall be preceded by the approval of the appropriate city agencies, as indicated in this chapter, who shall determine whether all applicable requirements have been complied with by the applicant. Lallathin, Fire Chief~~ /~ May 17, 2001 Review Committee, CHC Commercial Development, Tuskawilla Road The Fire Department has reviewed the plans for the above referenced development as submitted and sealed on April 1 0, 2001. The following comments are based upon the submitted plans and a site plan review that was conducted on Tuesday, May 15, 2001 at City Hall. The Fire Department has no objections to the proposed development if the following conditions are addressed. 1. Fire hydrants can be spaced no more than 350' from any building location. 2. Fire hydrants must deliver a flow nate of greater than 1250 gallons per minute. 3. No land clearing burning is permitted. 4. An emergency secondary means of egress should be provided into the development at the south side of the property limits at Tuskawilla Road. This egress may be a grassed area stabilized to support fire apparatus and no less than 12' in width continuing from Tuskawilla Road connecting to the paved roadway in the development. 5. The buildings have been indicated to be less than the threshold in the City Code for the requirement of fire sprinkling. However, it is the recommendation to consider fire sprinkling the buildings for safety, market, and insurance premium reduction purposes. Also, if the secondary e!9ress point to Tuskawilla Road were not feasible, fire sprinkling of the buildings would be the firm recommendation for this project. 6. The developer has indicated that the commercial development will not contain a wall separating this development from the property to the south of the development. No additional comments are required at this time. The following are comments on the latest plan for the Sandy Bierly parcel: A second right~in I right~out entry should be provided on Tuskawilla Road near the southern property line. The buildings near the entry of the projc~t (bldgs #1-4) are most visible from Tuskawilla road and are therefore of the greatest visual importance. These buildings should be from 2 to 4 stories in height. Buildings #1-3 should be pla.ced as close to Tuskawilla Road as possible. They shouLd have front doors and windows facing Tuskawilla Road. (fthe buildings have shopfront windows, the first floor should be at grade, otherwise the first floor should be raised a minimum of 2 feet.
