February 8/ 1989 TO: FROM: Ci ty Manager ~ Land Development Coordinator f!!:./ RE: Agenda Item, Excelsior Business Park The above referenced Staff Review was held on January 17, 1989, and the City Engineer approved the engineering on January 9, 1989 (See attached memos). There was question as to usage of the pond for this project. This has been satisfied by the conditions of the Warranty Deed which is attached. The Planning and Zoning Board approved this project on January 25, 1989. Mr. Dorman would like to see the parking lot of the Moss Road Office Complex ingress/egress on Excelsior Parkway. January 18, 1989 TO: City Manager Coordir>atO,& FROM: Land Development RE: Staff Review, Excelsior Business Park The above referenced was held on January 17, 1989, and is ready to be presented to the Planning and Zoning Board and Commission as Preliminary/Final Plan. L. Munizzi and K. Ehler represented the project. Staff members present were Archer, Artman, Govoruhk, Koch, Kozlov and LeBlanc. This project is a six lot, 1/2 acre in size each, on N. Moss Road. This will be a private subdivision. Each lot will subni t a site plan before any developnent, other than initial site preparation, can occur. ~he developer will have a 61 fence around the entire project. Landscaping will ~ put along Moss Road to be canpatible with Moss Road Office Complex. There will be an Owner I s Association and construction will be governed by ani ARB. The developer is to check with Artman for signs and striping of the road. A lighting plan has to be submitted. The manholes and sewer lines must be accessible to the Utility Department. This will be addressed in the covenants. There is a question as to whether the project can use the pond. This pond has been designated for Doug I s Units I 6( II. After further review of the submitted . documentation, all engineering was found to be satisfactory. Please be advised, that upon completion of construction, "as-buil t" engineering should be subnitted along with a Letter of Certification from the engineer-of-record, prior to issuance of any Certificates of Occupancy. Additionally, and "as-built" inspection fee of three hundred ($300.00) dollars should also be submi tted to the City before an inspection can be conducted.
