PURPOSE: To present the updated Official Zoning Map for consideration and approval. APPLICABLE LAW AND PUBLIC POLICY: Section 20- 102(c). Official zoning map update and annual approval. CONSIDERATIONS: 1. The City Code requires the annual update of the Official Zoning Map in a permanent fashion. 2. The City Code requires the updated zoning map to be presented to the Planning and Zoning Board for consideration and recommendation each year, prior to approval by the City Commission. FINDINGS: The updated zoning map incorporates all map amendments approved by the City Commission from November 2008 through October 2009. These are shown below and graphically depicted in Attachment B: CITY BOUNDARY CHANGES: No annexations occurred in 2009. ZONING MAP AMENDMENTS: Ordinance 2009 -10; Rezoned 9.04 acres (Phillips property) located adjacent to State Road 419 and on the east and west side of Wade Street under the FP &T, transmission line; from (Winter Springs) "C -1 Neighborhood Commercial" to (Winter Springs) "C -2 General Commercial"; Parcel Number IDs: 34 -20 -30 -5AW- 0000 -0340 (includes lot 34 35) 34- 20 -30 -5AW- 0000 -0330; Adopted July 13, 2009. -1- November 23, 2009 City Commission Item 205 NOTE: The Official Zoning Map is difficult to see on the 8.5" x 11" attachment. The electronic copy of the Agenda Item contains a map that can be enlarged for better visibility. PLANNING AND ZONING BOARD RECOMMENDATION: At a regular meeting of the Planning and Zoning Board held on November 4, 2009, the Board voted unanimously to recommend approval of the Official Zoning Map. STAFF RECOMMENDATION: Staff recommends the City Commission approve the updated Official Zoning Map. IMPLEMENTATION: Following the adoption of the Official Zoning Map by the City Commission, Staff will submit copies to Seminole County, and will post the updated maps on the City's internet site. A certified copy will be available for public display (as outlined in Section 20 -102), and paper and electronic copies will be made available for public purchase. ATTACHMENTS: A. Community Development Department Requests The Planning And Zoning Board /Local Planning Agency Review The Compiled List Of Directives And Priorities Derived From The Recently Adopted Comprehensive Plan. A document titled, "Study Required" was distributed to the Board Members by Ms. Sahlstrom. Continuing, Ms. Sahlstrom stated, "I do have this Item going to the Commission on Monday night as an `Informational' Item and the listing of `Studies' are attached and it also includes Workshops and Interlocal Agreements that are required." Discussion ensued on Fees for Consultants.
