Variance Request - Greenbriar at Tuscawilla
To:
From:
,.,,.-
Upon reviewing the request for a variance on the roads (except
Street A) in Greenbriar, I recommend that the wearing road surface be 20
feet wide (10 ft. per lane) exclusive of the curb. I do agree to support
an eighteen (18) inch wide curb in lieu of a 24 inch wide curb in this
instance. The total width of the street would be twenty-three feet (curb
included).

Re: Greenbriar Subdivision
Project No 8440.1
Dear Mr. Kozlov:
As per our discussions of January 6, 1985 we are submitting 7
sets of revised construction plans. These plans are revised to
reflect new house pad elevations which were necessary to provide
grading suitable for FHA approval. We have also included copies
of the FHA grading plan. This revision includes deletion of the
traffic island at the entrance which allowed us to save specimen
trees in that area. We have also added underdrain systems
and the detail for the underdrain installation you requested. We
have adjusted the retention slopes to be a minimum of 4:1 as you
pointed out was necessary,to be in compliance with Chapter 17-25.
As we discussed we are requesting a variance of the required
pavement width and curbing width. These plans reflect the
requested width and we have also included the appropriate
variance application arid seven sets of supporting drawings.
The requested variance in width is necessary to provide maximum
vehicle parking between the residential units and the travel
roadway. We propose to provide the required 20 foot"paved
roadway by utilizing 18.5 feet of asphalt pavement and 1/2 of the
18" concrete valley gutter curbing on each side of the roadway which
gives an equivelent 20 foot of paved surface. This proposed
valley gutter curbing is not required for our private roadway
section but is being added at the owners discretion. Also
included in the variance request is a variance to utilize this
18" concrete curb in lieu of the city standard 24" curb based on
the fact that the curbing is not a city requirement.
We would appreciate your consideration of these variance request
and your, review of the other revisions mentioned above. Please
contact us if you have any questions or require further
information.
