Re!!ular XX August 10. 1998 Meeting MGR./.z.,...---- /Dept.~ REQUEST: Community Development Division, Land Development Department, requesting the Commission to review the conceptual plan for Courtney Springs Apartments and Kash n'Karry supermarket and to provide direction relative to issues that will be high lighted in the discussion. PURPOSE: The purpose of this agenda item is to present to the Commission the conceptual plan for Courtney' Springs Apartments and Kash n'Karry supermarket and to discuss several related issues and to request Commission direction relative to these issues, This project is located west of Vistawilla Drive, south of SR 434, east of the proposed fire station site and north of Howell Creek Reserve subdivision, CONSIDERA TIONS: The developer's representative (Mike Jones) has asked for an opportunity to bring the City up to date on the status of the proposed development and to discuss certain issues related to the development. Due to timing the developer needs to understand the City's position on several issues in order to keep the project on line, On July 15, 1998, the City Staff reviewed preliminary plans for the development. Since that time discussions with F,D,O,T. and the homeowners have resulted in a substantial change in the plans, A meeting held with the Homeowners on Tuesday, August 4, 1998, appears to have resulted in substantial agreement on plan revisions, The Staff is to meet on Thursday and Friday, August 6 and 7, 1998, to discuss the revised plan, This project will be developed under the SR 434 Corridor Vision Plan, New Development Area guidelines and applicable Code, August 10, 1998 REGULAR AGENDA ITEM A Page 2 The subject property is included in Ordinance No, 489 (Settlement Agreement), A conceptual plan will be available for the Commission on Friday, August 7, 1998, The plan being presented is conceptual in nature and has not been reviewed for detailed Code compliance, This presentation is for discussion purposes and to give guidance to the developer as it relates to the upcoming engineering plans, Any action by the Commission does not constitute approval of plans, RECOMMENDATION: The Staff recommends the Commission receive an update on these plans for the project, to discuss related issues, and to provide direction relative to these issues,
